The owners of the Homewood Mountain Resort have a new hotel in mind for downtown Truckee.
Named Hotel Avery, JMA Ventures proposes to put the new hotel and restaurant on the corner of Bridge Street and South River Street along the Truckee River.
Its going to be an up-scale boutique hotel with some large rooms and suites, said Art Chapman, president of JMA Ventures. Were hoping to take some traffic that would normally be going to Squaw or Incline and keep them in Truckee.
The three story project now sits at about 39,000 square feet for the hotel, and 1,900 square feet for the restaurant, but because it isnt a single use or occupant, doesnt violate the towns 40,000 square foot maximum, said Denyelle Nishimori, Truckee associate planner.
That means about 35 rooms, which Chapman said has been down sized in the last year, with some of the suites sold as condominiums, but put back into the hotel rental pool when not used by their owners.
An up-scale restaurant will include outdoor dining on a deck overlooking the river, Chapman said, which he hoped would also serve as a meeting location.
We are talking to some will known restaurant operators, Chapman said. But I cant say who yet.
A small retail space to showcase downtown businesss goods may also be included, he said.
We will also have public access to the river with a viewing platform, it may be one of the first projects downtown to open the river to the community, Chapman said.
Parking for the whole project will be a roughly 60-spot valet underground structure, Chapman said.
Nishimori said the project is still in the formal application process, but is incomplete.
The project will go through the Historic Preservation Advisory Commission, due to its location, the planning commission, and town council before being approved, Nishimori said.
Chapman said he would like to begin construction as early as next year, but said it totally depends on how fast it gets through the town process.
