Truckee’s proposed development overlooking downtown has undergone some changes and will be going back through the public process again.
The 57-acre project has made recent changes to the layout, better accommodating the historic ski hill and the end of the Great Ski Race. Other changes to environmental documents mean the project will have to go back through the planning commission and town council again, giving the public more opportunity for input.
“The environmental documents have added greenhouse gases as an issue in association with climate change,” said Town Planner Duane Hall. “That was one of the more significant requests from [Mountain Area Preservation Foundation].”
Changes also include more analysis of wetlands in the project area, as well as the impact of traffic generated by the new residential and commercial space, Hall said.
“It’s a more complete document,” said John Eaton, president of the Mountain Area Preservation Foundation. “There are things they’ve added I am happy with.”
Also looking at the potential for over 75,000 square feet of commercial space, an economic impact study will help determine the best businesses for Hilltop, he said.
“The economic analysis is trying to look at the market for commercial uses and the impacts to the surrounding areas,” Hall said.
Eaton said he is still concerned with competition with Truckee’s downtown and drawing people into surrounding neighborhoods with the new commercial buildings.
The environmental and economic documents are complete, and available for viewing at www.truckee2025.org, Hall said.
Members of the public will be able to comment on the new environmental document (called the mitigated negative declaration) until June 11 at the planning commission meeting, Hall said.
A final decision on the Hilltop master plan will come from the town council on July 17, according to staff reports.
