Another phase coming for Pioneer Commerce Center

Truckee’s Pioneer Commerce Center, the burgeoning home of many of the town’s industrial and commercial businesses, is making room for more industry.

After measures to reduce the project’s visibility from Interstate 80, the Truckee Planning Commission approved the third phase of the center, which plans 17 industrial lots between Interstate 80 and Coachland Mobile Home Park.

The commission also approved minor changes to phase two of the center, allowing the developer to break up four large buildings into 10 smaller buildings with approximately the same square footage.

The third phase will have a 50-foot setback from Interstate 80, which, along with upsloping nature of the property and landscaping, commissioners believed would block views of the project from motorists passing on the interstate. The setback, originally proposed as 25 feet, was doubled by the commissioners after discussion.

The developers of the center will also be responsible to provide 39 two-bedroom affordable units, or the equivalent amount of bedrooms, to mitigate housing impacts of the entire project. The Pioneer Commerce Center already includes six affordable housing units, mixed in with the commercial and industrial buildings, which will be credited toward their housing obligation.
