New homes planned for Donner Lake
The Gregory Creek Estates subdivision, which will be located near Donner Lake and Donner Pass roads, will include 25 market-rate, for-sale single-family lots; two market-rate, for-sale duplex lots; and four affordable townhouse units.
The project took a step closer to construction Thursday when the Truckee Town Council awarded a contract for an environmental impact report.
The environmental impact report and other requirements will take up to two years, placing the start of construction perhaps in 2008, said Mark Simpson, project manager.
One-acre lots on the subdivision will then be sold on the 32-acre property.
Issues that the EIR will examine include the project’s location and nearby Gregory Creek, said Denyelle Nishimori, associate planner for the Town of Truckee.
“The property is adjacent to Gregory Creek, which floods, so development will have to stop flooding and make improvements to help property downstream,” Nishimori said.
The aesthetics of the roads being constructed for the project and a bridge planned over Gregory Creek will also be part of the report.
Simpson’s plans will include what he called beneficial features for those who are concerned about the environmental impact, he said.
“There will be a significant amount of open space associated with the project, and potentially a trail connecting the lake to the Donner Road intersection, which leads to the Truckee Donner Land Trust parking area,” Simpson said.
