Our View: Make sure project works for everybody

Concerns were rightly voiced at a meeting last week to discuss plans for construction of 32 affordable rentals near the Alder Creek Middle School.

Fears were aired about increasing traffic on Alder Drive and Highway 89 north and potential impacts to a nearby wetland, stream and meadow. All those concerns are completely legitimate and town officials should do everything in their power to make sure that the development works for everybody. That includes neighbors and, just as important, the people in Truckee who are on waiting lists for rentals, which have recently included waits of up to three years.

Our concern is that within those potential impacts raised by citizens last week lurks fear ” fear of “low-income” housing. In communities across California well-meaning neighbors of affordable housing projects walk up to podiums and tell policy makers that if built, Project A will generate too much traffic, or is too dense or too this or too that. What those people are saying, however, is that they don’t want a low-income project built in their backyards.

As we’ve seen, there is no shortage of market-rate homes in Truckee, where the median price is hovering at about $500,000. But for people who live in this town and can’t afford to buy at that level, there is a dearth of truly affordable rental housing.

The project near Alder Drive is part of a larger effort to solve that problem. Yes, there are impacts ” traffic, environmental issues ” attached to every project. But let’s hope that those are truly the issues, not Trojan horses for nimbyism.
