OLYMPIC VALLEY, Calif. – On Thursday, the Olympic Valley Municipal Advisory Council (MAC) expressed support for the planned development in the Sierra Family Meadows neighborhood. The item will get an environmental review, a recommendation from the planning commission, then will go to the Placer County board of supervisors for their approval at a later date.

The Sierra Family Meadows subdivision will be on 325 Olympic Valley Road. The area is already zoned as a high-density residential area, with a density of 20 bedrooms per acre, as well as forest recreation and a conservation preserve. The proposal aims to subdivide the high-density residential area, where, because of its historical subdivision, there are several unusual sections.

The tentative subdivision will have residential lots on 9.4 acres of the 32 proposed acres, with eight single-family lots, seven new developable single-family lots and will include the one existing single-family residence.

1.77 acres will be HOA lots, which will include a private access road and stormwater drainage infrastructure. There will be 18.41 acres of open space lot that will conserve Wa She Shu Creek, wet meadow habitat and sensitive cultural areas, and 2.38 acres for the frontages.

For environmental preservation, there is a requirement of 20% of open space, and this proposal has 61.2% of open space.

This change would eliminate the entrance on Olympic Valley Road to Resort Road access and would also have a development potential of 377 bedrooms, though only 80 are proposed.

The anticipated areas of mitigation measures had to do with air quality, biology, cultural resources, geology and soils, hydrology and water quality, noise and traffic.

According to Placer County District 5 director Bridget Powers, the MAC was largely in support of the plan, as it would also fix runoff issues from adjacent properties. Their approval also came after questions to ensure that the water study in the area was double-checked.
